Senior M&E Quantity Surveyor
Location: Blyth, Northumberland

We are pleased to be assisting our client, a leading Irish main contractor with a strong reputation for delivering complex, high-value construction and MEP-led projects, in their search for the perfect candidate to join their team.

Due to continued growth, they are seeking an experienced Senior Quantity Surveyor to join their Blyth team, bringing a strong background in mechanical, electrical, and plumbing (MEP) engineering on major projects.

About the work

Their MEP portfolio spans major, high-value schemes - including large-scale hyperscale data centre campus developments - the kind of projects that push technical and commercial complexity to the limit. On these programmes, investment can run into the billions, campus footprints can extend across 100+ hectares, and works involve multiple large-scale buildings delivered in phases, with MEP scope covering power, cooling, and critical infrastructure systems. This is the calibre of project you'll be commercially responsible for.

Key Responsibilities

Prepare monthly, interim, and final valuations, applications for payment, reconciliations of valuations and costs, and amounts for contracts, sub-contractors, specialists, and suppliersProvide accurate information to support regular review of cash flow and contract positionsWork with the Procurement Manager to place MEP sub-contracts on works under your control, where requiredConduct detailed examination of contract documents and highlight any anomaliesPrepare, submit, and agree interim and final valuation dates with client representativesPrepare all necessary take-offs in advance of requirements from the Estimating, Procurement, and Planning departmentsPrepare contract final accounts for each completed section of the works, including all adjustments, and submit and agree with client representativesCarefully record all details involving contractual delaysManage and coach contract surveyors, assistant surveyors, and junior surveyors reporting to youLiaise closely with MEP design teams and specialist sub-contractors to ensure commercial accuracy across mechanical, electrical, and plumbing packages

Requirements

10+ years' experience, preferably with a main contractor or MEP specialist contractorPrevious project experience in MEP/building services, ideally including large-scale or complex programmes such as data centres or critical infrastructureNEC experienceChartered or working towards chartership with the Society of Chartered Surveyors (SCS)Excellent interpersonal and communication skillsExcellent IT skills

This role will be responsible for managing the commercial aspects of one of Europe's largest Data Centre projects reporting into a Commercial Manager, ensuring costs are controlled, value is maximised, and financial delivery is achieved in line with project objectives.

Requirements

* Manage all commercial and contractual aspects of the project lifecycle

* Prepare, review, and manage project budgets, forecasts, and cost reports

* Lead the procurement process, including subcontractor selection, tendering, and contract negotiations

* Manage subcontractor accounts, including valuations, variations, and final accounts

* Monitor project costs and identify risks and opportunities to ensure financial control

* Support and collaborate with Project Managers, Package Managers, and site teams on cost management

* Ensure all contractual documentation is maintained and up to date

* Attend Commercial Meetings, Site Meetings, and Project Reviews

* Evaluate and process change orders and manage variations in line with contract requirements

* Prepare and submit interim valuations, applications for payment, and final accounts

* Provide commercial advice and support to the wider project team

* Ensure compliance with contractual terms, conditions, and company procedures

* Assist in the preparation of financial reports for senior management

* Proactively identify and resolve commercial and contractual issues

Skills & Qualifications

* Bachelor's degree in Quantity Surveying, Construction Management, or similar discipline

* Minimum 8+ years' experience in a Quantity Surveying role, preferably within construction

* Strong experience managing commercial aspects of large-scale construction projects

* Proven track record in cost control, procurement, and contract administration

* Excellent negotiation, analytical, and financial management skills

* Strong knowledge of construction contracts and commercial practices

* Ability to work collaboratively with multidisciplinary project teams

* High level of attention to detail and organisational skills

* Data centre, industrial, or mission-critical project experience is advantageous
