A hyperscale data centre campus comprising two large data centre buildings (c.20m high, with rooftop plant to c.25m) on an 8.7-hectare on the edge of Dunstable. The scheme includes a dedicated electrical substation compound, standby generator installation, cooling and mechanical plant, a security building and perimeter security systems, internal roads and logistics access, c.100 parking spaces, and landscaping/drainage/biodiversity works. The end user is believed to be AWS (unconfirmed); the applicant/developer is Colliers Properties LLC, with Arup as engineering consultant.
Purpose of the RoleThe Assistant Contracts Surveyor will support the commercial team in the day-to-day administration and cost management of the Houghton Regis data centre campus. This is a developing role suited to a graduate or early-career surveyor looking to build experience on a major mission-critical construction project, working under the supervision of the Contract Surveyor and Senior Contract Surveyor.
Key ResponsibilitiesAssist with the collation and input of cost data into project cost reports and trackers.Support the preparation of interim valuations and subcontractor payment applications.Help maintain up-to-date commercial records, including variation and change registers.Assist with take-offs and measurement of works from drawings and site records under supervision.Support the procurement team with administrative tasks during tendering, such as issuing enquiries and logging returns.Attend site to observe and record progress, supporting more senior surveyors with verification of works completed.File and organise commercial and contractual documentation in line with project protocols.Attend commercial meetings to take notes and follow up on actions.Undertake day-release study or professional development activities where applicable, working towards RICS accreditation.Experience & Technical Knowledge0-2 years' experience in quantity surveying or a commercial construction role (placement/internship experience considered).Exposure to construction cost management, measurement or subcontract administration is advantageous but not essential.An interest in mission-critical, data centre or large industrial construction projects.QualificationsDegree (or working towards a degree) in Quantity Surveying, Commercial Management or a related built-environment discipline, ideally RICS-accredited.Willingness to work towards MRICS / APC in due course.Key AttributesStrong numeracy and good working knowledge of Excel.Keen to learn, with a proactive and conscientious approach.Good written and verbal communication skills.Well organised and able to manage own workload with support.Comfortable working on a live construction site.To apply, please submit your CV or feel free to reach out for a confidential conversation. Purpose of the Role
The Contract Surveyor will provide day-to-day commercial management support across defined packages of the data centre campus, working closely with the Senior Contract Surveyor to deliver accurate cost reporting, robust subcontract administration and effective procurement, helping to protect the commercial position of the project throughout construction.
Key Responsibilities
Prepare interim valuations, cost reports and cash flow forecasts for allocated packages.Carry out measurement and pricing of works in progress, variations and provisional sums.Support procurement and tendering of subcontract and supply packages, including preparing enquiry documents and tender comparisons.Administer subcontracts, including payment notices, valuations and compliance with payment provisions.Process and evaluate subcontractor applications for payment and agree final accounts for allocated packages.Maintain accurate commercial records, registers of change, and cost-value reconciliation data.Attend site regularly to verify progress, measure completed works and resolve queries with site management.Liaise with the design team (Arup) and site teams on cost implications of design changes.Assist the Senior Contract Surveyor with risk and opportunity tracking and monthly reporting.Support the Assistant Contracts Surveyor with training and day-to-day guidance.Experience & Technical Knowledge
Around 3-7 years' quantity surveying / commercial experience, ideally on large industrial, logistics or data centre projects.Working knowledge of NEC3/4 and/or JCT forms of contract.Experience preparing valuations, cost reports and final accounts.Familiarity with subcontract procurement and administration.Comfortable using cost management and measurement software (e.g. CostX, Excel-based cost trackers).Qualifications
Degree in Quantity Surveying, Commercial Management or a related built-environment discipline (or equivalent experience).Working towards MRICS or equivalent professional accreditation.Key Attributes

Purpose of the RoleThe Senior Quantity Surveyor will lead the commercial management of the data centre campus, taking ownership of cost control, procurement and contractual governance across both buildings and all associated infrastructure packages (substation, standby power, mechanical/cooling plant, security systems, and enabling works). The role carries responsibility for the commercial performance of the project, management of junior commercial staff, and acting as the principal commercial point of contact with the client, engineering consultant (Arup) and supply chain.
Key ResponsibilitiesTake full commercial ownership of the project cost plan, budget and cash flow forecasting across both data centre buildings and shared infrastructure.Lead procurement strategy and tendering of major packages, including specialist mission-critical packages such as substation, standby generation, and mechanical/electrical plant.Negotiate, place and administer subcontracts, ensuring robust terms and effective risk allocation.Oversee monthly cost reporting, CVR (cost-value reconciliation), and client valuations, presenting to senior stakeholders.Manage the change control process, including early warning notices, compensation events and variations under the relevant form of contract (e.g. NEC3/4 or JCT).Lead on final account negotiation and close-out for subcontract packages and the main contract.Identify, quantify and manage commercial risk and opportunity across the project, escalating as required.Mentor and manage the Contract Surveyor and Assistant Contracts Surveyor(s), reviewing their output and supporting their development.Liaise directly with the client's representatives, Arup, and Colliers Properties LLC on commercial matters.Ensure compliance with company commercial governance, audit and reporting requirements.Support programme and delivery teams in understanding cost implications of design and construction decisions.Experience & Technical KnowledgeSignificant post-qualification quantity surveying / commercial management experience (typically 8+ years), ideally including large industrial, logistics, or mission-critical/data centre projects.Proven experience procuring and administering specialist packages (electrical infrastructure, standby generation, mechanical plant, security systems).Strong working knowledge of NEC3/4 and/or JCT forms of contract.Track record of managing project budgets in excess of comparable hyperscale-scale construction value.Experience managing and developing junior commercial staff.Confident presenting cost reports and commercial positions to senior client and consultant stakeholders.QualificationsDegree in Quantity Surveying, Commercial Management or a related built-environment discipline.MRICS (or equivalent professional accreditation) preferred; actively working towards Chartered status considered.Key AttributesCommercially astute with strong negotiation skills.Comfortable operating at pace on a fast-moving, high-value programme.Clear communicator, able to translate commercial detail for technical and non-technical audiences.Proactive risk management mindset.Strong leadership and mentoring ability.To apply, please submit your CV or feel free to reach out for a confidential conversation.
